It is time to look at the Irvine housing numbers again. Up today is the 92620 ZIP, which includes Northwood, Northwood Pointe, Northwood II and Woodbury.

92620 Median Selling Price

  • June 2010: $751,750 (up 33.7% y-o-y)
  • May 2010: $666,000 (down 2.1% y-o-y)
  • April 2010: $605,000 (up 10.0% y-o-y)
    For comparison: Redfin lists the April 2010 overall median selling price as $650,000 or $338 per square foot.
  • March 2010: $637,500 (up 6.25% y-o-y)

92620 Number of Sales

  • June 2010: 67 (up 21.4% y-o-y)
  • May 2010: 48 (down 9.4% y-o-y)
  • April 2010: 50 (up 78.6% y-o-y)
  • March 2010: 59 (up 156.52% y-o-y)

Note: The photo is of 34 Lee, which is a 4-bedroom, single-family home in Irvine’s Northwood. This home has no HOA fee or Mellos Roos tax. At $749,900 ($311/SF), this home  is priced near the current median selling price of homes in this ZIP.

Today is a continuation of our survey of DataQuick’s housing numbers for Irvine broken down by ZIP. Up today is the 92620 ZIP, which includes Northwood, Northwood Pointe, Northwood II, and Woodbury. The DataQuick numbers are for single-family residences, condos, and new homes.

The photo is of 13711 Andele Way, which is a single-family home in Irvine’s Northwood neighborhood that is priced near the median selling price for  homes in the 92620 ZIP. The asking price is $685,000. At $303 per square foot and with no Mellos Roos tax or HOA fee, this four-bedroom home is reasonably priced for this area.

  • May 2010: $666,000 (down 2.1% y-o-y)
  • April 2010: $605,000 (up 10.0% y-o-y)
  • March 2010: $637,500 (up 6.25% y-o-y)

Irvine Housing Stats by ZIP: Shady Canyon, El Camino, Woodbridge Neighborhoods Showing Signs of Stress

foreclosures-oc-register-july2009Following are some housing market numbers for Irvine. The 92603, 92604 and 92614 ZIPs are particularly interesting.

Note that the 92603 July asking price of $582 per square foot seems particularly unrealistic considering that the July selling price for the 92603 ZIP was $374 per square foot. The 92603 ZIP includes some of the most expensive homes in Irvine, including Irvine’s most expensive neighborhood, Shady Canyon. Other neighborhoods in Irvine’s 92603 include Quail Hill, Turtle Rock, and Turtle Ridge.

You might also want to pay special attention to the Woodbridge ZIPs: 92604 and 92614. As reported in the The Orange County Register, the increase in the percentage of Woodbridge foreclosures are some of the  highest in Orange County, especially in the 92604 ZIP. The 92604 ZIP includes the upper part of the Woodbridge neighborhood as well as the  El Camino neighborhood (See the map.)

According to DataQuick, Irvine’s July 2009 housing numbers by ZIP are as follows: ZIP/Median Selling Price/% change in price from previous month/# of homes sold/% change in number sold from previous month (DQNews).
